The First Time Homebuyer's Program (FTHP) provides a one-time, deferred loan of up to $10,000 to help cover down payment and closing costs for eligible low/moderate income families who want to purchase their first single-family home in the City of Camden. This program alleviates the major impediments of buying a home, and also gives prospective homebuyers the skills and knowledge necessary to purchase and maintain their own property.

Application process

Please call or visit the website for more information. An in-person intake appointment will be required. Required documents include: - Proof of income within the last 2 months for all household members from all applicable sources (employment Social Security, pension, welfare, alimony/child support, unemployment/disability) - Previous two years of W-2's and 1040 Tax Returns - Executed Agreement of Sale - Last 3 months of bank statements from checking and savings accounts - Copy of the private lender's mortgage application - Identity and address of the private Lender - Birth certificates for all household members under the age of 18

Eligibility

Applicants must meet ALL of the following criteria: - Purchasing their first home, and has not owned a home in the last 3 years (exceptions for divorced or inadequately housed individuals apply) - Seeking to occupy the purchased home - Must be able to contribute a minimum of $500 down payment from own funds - Household income of no more than 80% of median income - Property to be purchased must meet City Code Standards (some exceptions can apply) - Must attend and complete pre-purchase counseling with designated non-profit housing agency prior to settlement
